Pool Deck & Pool Coping Project in Newark, DE
They Wanted Pool Coping and Concrete Pool Decking Done Right
In early spring of 2017 we were contacted by the Evergreen Apartment Group in Newark, Delaware to look at their community pool which they were planning on fully updating. They wanted to update the entire interior pool finish, coping and replace the old concrete pool decking with new long lasting-no maintenance pool decking pavers. More than five hardscape companies were called and only three bids on the replacement of the old broken concrete to be removed and install a new concrete paver pool deck came back to our client.
We service Wilmington, Newark and Hockessin Delaware as well as Garnet Valley, West Chester, Chadds Ford and Kennett Square Pennsylvania and neighboring cities in DE, PA.
Installing Pool Deck Pavers by True Professionals
When we submitted our proposal for the project, it included a very detailed and itemized estimate of all the costs associated with the 4500 square-foot pool decking renovation. This also included a very detailed building diagram that indicates the correct building process we use for concrete pool deck paver installations. The site manager was very impressed with the amount of detailed information and professionalism. Even though we were not the cheapest, they understood the overall value that our company could give them which includes service, pricing and a 10 year warranty.
Fixing Previous Hardscaping Mistakes
This project on the pool deck renovation started in late April and we expected this to be finished in about four weeks from the initial start date to the final completion. Upon removal of the concrete we found lots of plastic trash and metal, styrofoam and other unacceptable items that needed to be removed to get a stable subsoil base. The sad part of all the debris we found was it was a professional contractor that did the initial installation.
Stabilizing the Soil Enabled Us to do the Pool Decking
Once all this debris was removed, the subsoil needed to be deeper than normal because all of the debris removed had to be re-mediated with stone to build a stone base that would last for 20 years or more. We used three-quarter inch clean stone, lime and Portland cement to stabilize the subsoil. Finally after days of remediation to the subsoil we proceeded to install a 9 inch deep stone base for the paver units to be laid upon. The manager wanted to use Cambridge pavers in 6 x 6" and 6 x 9" in toffee\onyx color with the same color border in 6" x 6" paver units. A random pattern for the main portion of the pool decking was chosen because it's much easier on the eyes then a repetitive pattern when you have a large area such as a pool decking.
Fixing Any Issues We Find During the Pool Deck Installation
After all the base materials were installed and tested for correct compaction (which is 98% density), our crew installed the concrete sand for the 4500 ft.² of Cambridge pavers setting bed. During the month we were working on this project, it rained 22 days out of the month of April and May which unfortunately pushed the completion date about two weeks later than we had expected. It is very important to do most of the construction in dry weather to get optimum compaction results.
Even with all these challenges and changes that needed to be done, it is important to not ignore surprises that come along with these type of projects. We never know what we're going to find when excavating but it is very important to deal with it then and NOT turn a blind eye to it. You will have call backs and settling issues later on. It may cost a little more after finding these unexpected challenges but it is much less expensive to deal with it now then to repair a major failure in the future.
